Why buy new?
There are many good reasons to buy a brand new home such as lower closing costs, special financing, home warranties, builder incentives, piece of mind and much more. I think the number one reason to build a new home is for the piece of mind that you get knowing that your home has never been lived in and that it comes with a warranty, where as in a pre-owned home you really do not know the history of the home.
Alot of people believe that buying a new home costs a lot more money than pre-owned but the fact is that it really is not if your working with a professional who knows how to find the right deals. For example, as I write this article it is October 2008 and I know of at least 10 home builders that will give you brand new GE appliances with your home, pay your closing costs, and give you a 10+ year structural warranty on your home. Now is that worth the $10,000 extra it would cost you for a similar style pre-owned home. Not to mention the closing process is easier and you dont have to worry about inspections. Not every brand new home is a good deal, but I can help you find the ones that are and I know what all the builder incentives are because each builder sends me new promotions each month.
Why use a Realtor?
I know your probably wondering why you would use a Realtor to purchase a new home, when you can easily just go up to the sales office and handle the entire process yourself. The truth is you can handle it all yourself and the paperwork is pretty simple.
I dont know exactly what ways any other Realtor can help you in this process, but here are two big ways that I help my clients in the new home purchasing process;
1. In my case, I will go out to each indvidual sales site and preview each model for you and check out all the information for you before you even set foot in the sales office. That way you know which neighborhoods/builders are a good option for you so you do not wase any of your precious time. I will also negotiate with the on site salesperson to make sure you get the best price and incentives possible before you even look at the home your interested in.
2. The number one way that I help my clients is by handling everything after the paperwork is complete. From meeting with construction workers while your at work to tieing up loose ends in the closing process. All of these problems will undoubtly arise when you are busy at work or with your family. All it takes is one phone call to me and I will handle it, in some instances you will not even know there is a problem because I will intercept it before it can add any stress to your day.
